Pre-application advice
The Broads Authority is committed to promoting high quality sustainable developments, which respect the character and unique nature of its area. This applies to all development proposals - large and small.
We encourage developers to discuss their proposals with us at an early stage because early considerations of a range of issues will enable detailed advice on both the principle and the design of any scheme to be taken into account in developing the proposal before it is taken forward as a planning application.
This pre-application advice can:
- Help identify the range of issues any developer should consider in initially formulating proposals;
- Help identify the level of supporting information/detail that should accompany the plans and forms required to be submitted with any formal application;
- Avoid expensive mistakes being made at the application stage;
- Speed up the processing of the application;
- Make sure those groups or individuals you have to consult by law are engaged as early as possible;
- Identify those schemes which are unlikely to win support.
It can also save the disappointment of having your application refused because of a problem that could have been spotted and dealt with right at the start of the process.
We have prepared pre-application guidance on what factors you should take into account in developing your proposal and a pre-application enquiry form (word document) [102kb] that you can use to submit details of your proposal.
We would strongly recommend that you contact us to discuss your proposals before submitting your application. Please complete the pre-application form and return it to us by post or email; alternatively you may telephone or make an appointment to meet with one of our officers to discuss your proposal.
We will endeavour to respond to you and give you an initial assessment of your proposal, together with details of what information will be needed to support a planning application, within 14 days.
