    Site requirements:

    • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
    • Design and layout considerations to integrate with existing settlement and achieve minimum separation distances from existing properties along Chapel Lane.
    • Landscape scheme to reinforce the site into the village envelope and develop strong southern and western boundaries.
    • Surface water drainage strategy which incorporates SUDS.
    • Phase 1 habitat survey required.
    • Require archaeological watching brief to establish information about the archaeological resource existing on site.
    • Transport Assessment or Transport Statement may be required depending on level of development.
    • Access to be taken off Chapel Lane via existing field entrance. An access corridor 12 metres wide together with an emergency access should be provided.
    • Layout to incorporate cycling/pedestrian routes to connect with site ‘WDA01H’ and to connect to the Public Rights of Way network
Introduction

The Norfolk and Suffolk Broads is Britain's largest protected wetland and third largest inland waterway, with the status of a national park. It's also home to some of the rarest plants and animals in the UK. The Broads Authority was set up in 1989, with responsibility for conservation, planning, recreation and waterways.
